Fees

RESIDENTIAL SALES FEES:

Residential Sole Agency Fee: 1.5% (inc VAT)
Residential Multi Agency Fee: 2% (inc VAT)
Valuation Report Fee: £100 (inc VAT)

RESIDENTIAL LANDLORD FEES:

Tenant Find Service: One month’s rent (inc VAT). A minimum fee of £500 (inc VAT) will apply.
Fully Managed Service: 12% (inc VAT) of the monthly rent, plus £500 (inc VAT) set up fee for any new property.

Additional fees:

Duplicate statements: £6 (inc VAT) per statement
Additional inspections: £48 (inc VAT)
Renewal of tenancy agreement: £60 (inc VAT)
Termination of contract: £500 (inc VAT)
Key cutting: £12 (inc VAT) plus the value of the key/s
Dealing with a deposit dispute: £72 (inc VAT)
Serving a Section 13: £36 (inc VAT)
Serving a Section 21: £90 (inc VAT)
Court Work: £90 (inc VAT) per hour
Insurance Claims: £90 (inc VAT) per hour
Installation of smoke alarm (battery powered):  £48 (inc VAT)
Installation of CO alarm (battery powered): £60 (inc VAT)
Arrangement of Maintenance/ Works: 12% (inc VAT) of the total expenditure
Inventory/Check-in/Check-out: Prices are dependent on the size of the property*
Chimney sweeping and gardening services pricing is available on an individual basis

PERMITTED PAYMENTS FOR RESIDENTIAL TENANTS:

BEFORE MOVING IN:

Holding deposit: 1 week’s rent, which secures the property and must be paid before referencing
First month’s rent: The agreed monthly rental price (minus the holding deposit)
Security deposit:  5 week’s rent in advance, which is secured by a third-party deposit protection service.
Pet Premium (if applicable): Additional monthly rent of £25 per month per pet

DURING YOUR TENANCY:

Rent: The agreed rental price, paid monthly in advance (unless agreed otherwise)
Utilities and council tax: Tenants are liable for contacting the relevant providers and notifying the council
Early termination of tenancy (if authorised by the landlord): £360 (inc VAT)
Amendment to the tenancy (requested by tenant): £50 (inc VAT)
Defaults by the tenant: Tenant’s will be charged reasonable costs for late rent payments or for loss of keys.

COMMERCIAL SALES FEES:

Commercial Sole Agency Fee: 2% +vat. A minimum fee of £500 +vat will apply.

Fully Managed Service: 10% +vat of the rent upon receipt.
Tenant Find Service: 10% +vat of the annual rent upon agreement of the let. A minimum fee of £500 +vat will apply.

Schedule of Condition: £100 +vat
Rent Review and lease extension: 10% +vat of the new annual rent upon agreement. A minimum fee of £500 +vat will apply.

COMMERCIAL TENANT FEES:

Referencing: £180 (inc VAT) per Applicant/Company
Lease Preparation: £600 (inc VAT)
Lease Assignment: £600 (inc VAT)
